Rotten Fascias, Soffits & Guttering: Signs It’s Time to Replace Them

If you’ve spotted peeling paint, soft timber, or water dripping down the brickwork near your roofline, your fascias, soffits and guttering may be past their best. At BT Roofing Services, we recently completed a full fascia, soffit and guttering replacement on two dormer windows in Reigate – and it’s a textbook example of why catching the problem early (or simply switching to a maintenance-free material) saves homeowners time and money.

How to Spot Fascia, Soffit & Guttering Problems Before They Get Worse

Fascias, soffits and guttering don’t fail overnight. They’re usually trying to tell you something for months, sometimes years, before a full replacement becomes unavoidable. Here’s what to look out for, and why it matters.

1. Peeling or Flaking Paintwork

Painted timber fascias need regular recoating to stay watertight. Once the paint starts to flake, as in the photo above, the bare wood underneath is exposed to the weather every time it rains.

Why It Matters:

  • Early Warning Sign: Flaking paint is usually the first visible clue that moisture is getting into the timber.
  • Quick to Worsen: Left unpainted, bare wood can start absorbing water within a single wet season.

2. Soft, Rotten, or Crumbling Timber

Press a finger (or a screwdriver) gently into the wood. If it feels soft, spongy, or crumbles away, the timber has already started to rot – and painting over it won’t fix the underlying problem.

Why It Matters:

  • Structural Risk: Rotten fascia boards can no longer support the weight of a full gutter, especially after heavy rain.
  • Spreads Quickly: Rot travels along the timber and can reach the roof’s structural timbers if left untreated.

3. Sagging, Leaking, or Overflowing Guttering

Guttering pulling away from the fascia, dripping at the joints, or overflowing in heavy rain usually means the fixings, or the fascia board they’re attached to, have failed.

Why It Matters:

  • Water Damage: Overflowing gutters send water straight down the wall, leading to damp patches and stained brickwork.
  • Foundation Risk: Persistent overflow near the base of the house can eventually affect the foundations.

4. Water Stains or Damp Patches on Walls

Streaks running down the brickwork below the roofline are a strong sign that water is bypassing the guttering system entirely – often the final stage before a full replacement is needed.

Why It Matters:

  • Hidden Damage: By the time staining is visible outside, there may already be damp affecting timbers or insulation behind the wall.
  • Costs Escalate: Catching this early is far cheaper than repairing water damage inside the home later.

5. Birds, Wasps, or Pests Nesting in Gaps

Rotten or warped fascia boards often leave small gaps where birds and insects can get in behind the roofline – something we see regularly on older dormer windows like the ones in this job.

Why It Matters:

  • Further Damage: Nesting animals can enlarge gaps and damage insulation in the loft space.
  • Harder to Treat: Once pests are established, replacement is usually needed alongside pest removal.

6. Why We Replace with UPVC, Not Like-for-Like Timber

On this job, all the rotten wooden fascia and soffits were removed, minor structural timber repairs were carried out, and the dormers were fitted with full-size UPVC board and UPVC cladding rather than painted timber again.

Benefits:

  • Maintenance-Free: UPVC never needs painting and won’t rot, warp, or flake.
  • Decades of Life: A correctly fitted UPVC fascia, soffit and guttering system is built to last for decades with minimal upkeep.
